New Roll up garage doors - opinion

So I added a 26 x26 ft addition to my existing already ridiculously large detached garage. I now have more garage square footage than house square foot. My plans were to make a "thoroughfare" so that my car lift was at the front and there were 3 car lengths past it so I can lift a car body off the frame and keep rolling the frame/motor past to do my restorations. Anyway, that's the exciting part.

I designed in 3 8 ft tall x 10 wide garage doors. Decided to go with the Janus commercial heavy duty roll up doors instead of traditional garage doors. This was mostly for ease of install and cost. I'm now having partial buyer's remorse. I guess you could say this about any metal sectional garage door but for these roll up doors, it seems all you would need is a 1/2 inch drill bit and cheap tin snips to cut through the doors. And they pretty much rattle back and forth in their guides with even the lightest wind. traditional metal section overhead doors would likely be harder to push through just from the sections being stiffer. These doors, it seems if you got a good running start, you could likely push through with a few goes. I haven't put this to the test though....

anyway, not sure if I just need to rant but wanted to share my roll up door experience so far since there's not much out there for reviews. If anyone is considering a new garage, spend a little extra and go sectional / traditional doors, in my humble opinion.

They switched to those in the storage garages in the local trailer park a few years back. People have been ripping them out and putting real garage doors in them (paying for it themselves) because people have been able to just push through the doors and rip them off the tracks...

yeah, I'm about to do the same. I have a bunch of metal fab and wood working equipment I'd like to keep for a while. sucks since the 3 doors did cost a nice chunk of change.

I'm still pouring the slab in sections - not pretty but completely functional. it's actually a pole barn in structure so building is up, now I'm filling in the middle. Been working on the build by myself for about 4 months now. Attached a during photo from last month.

As soon as I get the entire garage area moved around and organized, I'll get some pics of the inside posted up. Its a mess and just plain embarrassing right now.

as a teaser - description, it's an "L" shaped building now. One limb of the L, has a 4 post car lift at the beginning and about 3 car lengths behind it to pull the frame/motor through after pulling off the body. the second lane of that garage will have a small divider and my metal work/ welding stuff.

The other limb of the garage is about 2 1/2 car lengths and about 2 generous car widths. Stores my 65 El Camino, Pontiac G8 and motorcycles. A small sectioned area for my wood/furniture equipment. the whole summer was spent on the building so can't wait to start playing.

My solution to the roll up doors is to build a set of bifold plywood inner doors as a wood barrier. Sucks but that's the only way I can think of not to loose ceiling height when open. atleast the crap doors will keep the weather out.

Also, you will never get roll up doors to seal out the elements (or small critters) well.

If they can't get in easily through the overhead doors they'll kick in the side door or go through the glass windows.

Worry less and buy good insurance coverage. My 32 X 48 pole barn had a 12 X 8 sliding door made from the same material as the walls, two smaller doors and four windows. Each window and door has metal grids to slow 'em down but if they want in they'll pull off the siding or run a truck through the door.

Insurance and good neighbors are your friends. Hell, my ax and I can get through your roof in under 30 seconds if necessary.

if they're going to go to the trouble of ax-ing through my roof, the deserve all my goodies.

BTW, finally finished every thing. no windows at all in my entire garage 'complex'. All doors have a steel security door over them. As for my cheap roll up doors, I've build an inner door that sits up against the roll ups so you would need to drive through the doors to get in now.

Having said that, got great insurance!
