You know when you come across something and it just hits you? I don't normally get that way specially about wheels but I like the Fuel Beast D564's! Problem is I just got new tires and spacers

I have a 2017 sport with OEM 20's, 10mm real hubcentric spacers and nitto G2's in a true 35" tire at 295/65/20 with less than 5k.
So problem 1. Which offset? The tires now stick out as far as I'd what them to be. So that says get the 20mm offset D564's. But I want fender flares. I was gonna sell the 10mm spacers and get 1"-1.5" to fill out the gap. So I'd probably end up with the -12's if that works with flares.
Problem 2. I have brand new 20" tires but I do like the look of a 17" wheel with meat. Should I get 17's or 20's? Obviously doing 20's I keep my tires as selling tires can be hard with shipping. I still have my brand new 400 mile oem tires.
Problem 3. What do oem sport wheels go for? What would new nitto g2's go for? Sell separate or together?
Problem 4. Oem hub is 77.8. D564's are 108. Anyone know of a hub ring in that size?
