Thinking about buying a 2012 with too many repairs done... bad idea?

Hemi tick is a huge issue because we're all afraid it will happen to us and because it's expensive, but in reality is not super common. There are many many threads on here about the issue, I'd recommend you read up on this. Far more common is the exhaust manifold leaks cause mostly by broken exhaust bolts breaking. It may happen again on this truck, but its not that big a deal to have repaired.
It will not likely have warped manifolds and broken bolts IF the old manifolds are machined by a competent machine shop. I did my manifolds about 4 or more years ago and trouble free ever since. Replacing with "new" manifolds is just pushing the problem down the road.

Is this a 5.7 or 4.7?

On second thought... Run away. Who knows if they replaced the damaged parts but did not care if the metal from the cam and lifters already ate through the bearings. Also, what level of quality of lifters and CAM did they do the job with?

When my 4.7 had to have new lifters the parts list looked the same. When they got it back together they heard piston slap so they replaced the whole long block.

If you like the truck and confident in the repairs it can't be worse than anything else. Price feels kind of steep for a 15 year old truck.... On second thought.
